Valyceum Estates
Getting Started
Before you start looking for a home you should think about a few things. The more you know about the
following questions, the easier it will be to find exactly the home that will make your dreams come true.
Where do you want to live? Do you want a farmhouse or to be right in a city? How important is it for you
to be close to schools, shopping, transportation or work? How many bedrooms and bathrooms do you
need? Are you looking for a particular style of house? How much space would you like? Do you have
pets? Do you want a large yard? How about a garage? What kinds of amenities are you looking for? Do
you want a specific type of renewable energy technology for your home?
Establish a set of minimum requirements and a "wish list." Minimum requirements are things you just can't
live without. A "wish list" is a bit more general; it covers things that you'd like to have but aren't essential.
After you have considered these kinds of questions, a good starting point is to find a real estate agent to
assist you in understanding what's available.
What Can You Afford?
You can afford a house that costs as much as the payments you can make. By adding renewable energy
technologies, you will be able to afford more because you won't have large monthly energy expenses. The
first step is to become Pre-Qualified, which offers several benefits; it determines your purchasing power,
home affordability; defines your payment range for a mortgage payment and may strengthen your
negotiating position with a potential seller. This will help streamline your entire home buying experience.
Once you have an idea of how much you can comfortably afford every month on a house payment, it's
time to start looking! Don't worry if you need help with determining what you can afford; your Valyceum
Real Estate Agent can help.
Selecting Your Real Estate Agent
Let's face it, there are probably thousands of Real Estate Agents in the Central/Western New York area.
So, how do you narrow it down? Probably the two most important factors are that your agent should be
knowledgeable and responsive to your needs. You need to trust that they're in it for you! Can they explain
things so you'll understand them? This part is so critical when thinking about the complicated Real Estate
purchasing process and understanding the energy options you have as a new home owner. Do they listen
to what you want? If your agent talks more than you do, you should find someone else. Can they let you
make your own decision? Even though some folks need encouragement that they can finally buy the home
they've always wanted, nobody likes to be pressured into making a decision. We only select
compassionate and dedicated people to work with us at Valyceum Estates and we train them so they're
completely knowledgeable about not only the Real Estate buying process, but about energy upgrades too.
